1. Define the end condition
State whether the property should be merely cleared, swept, cleaned or prepared for a separate trade. Include cellars, garages and outdoor areas explicitly rather than assuming they are part of the flat.

2. Agree what happens when something unexpected is found
The safest practical rule is usually to stop in the relevant area, photograph the find in context, note its location and ask the named contact person. The on-site provider should not be asked to make an informal valuation or ownership decision.

3. Compare like with like
A low headline price is not comparable if transport, disposal, ancillary areas or cleaning are excluded. Ask each provider to identify what is included, how additional work is approved and whether any set-off for reusable items is proposed.

4. Document access and completion
Record who received keys, the agreed time window and where keys were returned. Completion photographs should be taken against the same room names used in the initial record, making differences easy to understand.
